An acquaintance of ours specifically recommended Dan Florence to assist us in obtaining a loan based on his familiarity with securing VA loans for veterans. I called Dan and listened to him describe his experiences with other Brokers and Agents, especially one’s operating only out of the San Jose area. He immediately assured me that he would be able to help us based on our incomes and employment history. I initially did not pursue his offer and chose to submit a loan application with one of the major banks. The process with this bank was nothing short of a nightmare. Constant requests for verification letters, reference letters, and of course the waiting game. After almost eight weeks, and still no commitment from this bank, I decided to go back and give Dan Florence a phone call. He remembered our story and was excited to help us find our new home. He also supported us by referencing a Real Estate agent that was originally from the San Jose area. Within four weeks of searching, we put a bid in on our house. A majority of the paper work was completed on-line. The whole event was seamless. We were always well informed of the “What’s next” items, which was good for me as I dislike surprises. Dan’s team was also very helpful when any questions came up during the sale process. I would highly recommend Dan Florence’s professional direction for any future home purchases.
Dan has been my 'go to' Mortgage guy since 2001. He is extremely knowledgeable and easy to work with, which is why I keep coming back with all my mortgage questions and needs. His performance, past and present, has been outstanding. I just completed my 3rd refinance with Dan and his team, and the entire process was handled in less than 2 weeks! They made it so easy and painless- everything was done via email- with the majority of the preliminary paperwork set-up to be electronically signed. Kept things moving. Really efficient. The outcome has always been right on target, (or even better), from Dan's initial projected numbers and rates. I have had the pleasure of working with Joe through several transactions now. I can confidently say that he sincerely cares for his customers and wants to do the very best for them. He’s an honest and good guy that won’t steer you wrong even if it means the best decision is to wait just a little longer before plunging into a committed payment. I consider him a friend; he’s the only person I trust with my finances and the only person I will recommend.
This is my second time going to Dan and I love the level of service he provides. I went to my credit union asking if it would be feasible to add my car loan to the refinance and the loan officer asked if I had someone in mind for the refinance. When he asked who I was going through and the rate they provided me, I replied, "Dan Florence and here's the breakdown of what was offered" (by the way the breakdown provided is to the penny and itemizes each cost). The loan officer said, "I know Dan and this is probably bad for my business, but he's a great guy and you won't get a better rate". If that's not a testimony to the type of person Dan is and the type of business he runs, I don't know what is! Also, if you have the pleasure of speaking to Angela Florence, she offers identical service. What a great team!

A very helpful part of this was good communication. Joe is patient and listens to questions, and has excellent understanding of professional details. There was no problem in asking, more than once, for clarification on something. He knows his business and explains thoroughly in a kindly way. Other staff also provided support and covered issues raised in this loan. It was as smooth and simple as getting a mortgage can be. Thank you all for your help.
Dan and his team were very proactive, communicative and upfront throughout the process. He did a phenomenal job giving us and the seller side the confidence that we would be able to perform and close on time. While obtaining financing to buy a home can at times be nerve-wracking and stressful, we can't thank Dan and his team enough for their hard work and professionalism. Nic was available when we needed answers to our questions. We rarely had to leave a voicemail, but when we did he promptly returned the call. He made it a priority to keep us in the loop via emails and even a text now and then.

Nic has one of the most difficult jobs one can imagine as a liaison between the customer and the underwriters whose demands can seem invasive and unreasonable. Nic was able to show empathy and patience yet also a sense of urgency in working with us get the information needed to the underwriters. Nic's communication and follow-up on all issues was tremendous. I would strongly recommend him to anyone seeking a mortgage broker.

I had a wonderful experience working with Dan. He helped us get our first house, and I never experienced anything less than absolute kindness, encouragement, patience, and a can-do attitude. Our situation was kind of crazy, with three co-owners and what could have been some very confusing details. He worked with every one of our needs, always assuring me that it would all work out (when I worried which I tend to do a lot of!) and got us the best deal for our situation. We worked with Dan and Angela and the team over a period of three months, and from beginning to end they were great. We have our first home and I can't be happier! A year ago, I would never have suspected I'd be a homeowner. My only regret is not having done it sooner :) I highly recommend this guy! Even though our price range was not high at all, and though we had such a complicated situation, I felt no discrimination. Dan is honest, understanding, and above all communicative and KIND! Dan and his team helped me through the first home mortgage process with patience care and knowledge! Since this my first time buying a home, I was nervous because you hear all the horror stories mountains of paperwork, hard lenders to deal with well working with Dan and his team was none of that, they were very polite and it was a no hassle experience! They did their best to help me through the paperwork and get me into my first house! Dan and his team work very hard to ensure that you are one of the family and treat you as such. I would highly recommend giving Dan and his team a chance to give you the same experience I had.
